When you have a better understanding of the procedure, selling a house in Greece may be lot less stressful.
Step 1: Status
Verify that your property’s legal status complies with the new rules for selling real estate.
Second step: valuation
After our evaluation, make an affordable offer on your home. We are renowned for offering current, accurate appraisals to vendors and for declining listings of expensive homes. We think that a property that is overvalued and overexposed would suffer an avoidable disadvantage during the selling process, “burn,” and finally sell for less than the original valuation.
Third step: agency agreement
A copy of your purchase agreement or certificate of ownership, a copy of the property licence, a copy of the “Horizontal” if the property is on a common plot, and floor plans should all be brought with you to your agent.
Step 4: Take photos
Always take good photos in landscape format to maximise the exposure of each room.
Five: Viewings
Please let us know how to set up viewing access to the property. Advice: Homes where we have the keyholder details always sell more quickly! Make careful to clean and organise your property before every viewing to make the greatest impression. Before a viewing, open the windows and make sure to stay away from any strong foods.
Six: Negotiation
Once we’ve identified a potential buyer for you, we’ll act as your advocate during the negotiation to make sure everyone is satisfied.
Step 7: Buyer pre-agreement
A notary will draught a paper outlining the conditions of the agreement, including the price, deposits, and completion date, as soon as the negotiations are finished. This agreement must be signed by both parties.
Step 8: Costs of Closing
The following expenses are related to selling a home: engineer’s certification, energy certification, attorney’s fees, and estate agent’s fees. Please take notice that until October 2022, capital gains are now suspended.
Step 9: Notarial contract
You will now provide your lawyer or notary the order to set up the sale’s specifics. Once a buyer has been located, completion typically takes 4-6 weeks.
