Property Overview

A recently renovated property in the small village of Capestrano, settled in around 4 acres of land. The total square meterage is approximately 950 sq m.

The village of Capestrano is situated on a hilltop and built around its own medieval castle, a monastery dedicated to the patron saint of Capestrano, San Giovanni is nearby and from here you can see the Gran Sasso, the highest mountain in the Apennines. it is also famous for one of the largest piazzas in the Region. The valley features the river Tirino coursing through it which supports agriculture for many villagers and is home to a number of cultivated vineyards producing the Montepulciano wine of the region. Local activities include canoeing, horse-riding, and hiking.

The house consists of the main house with 5 double bedrooms, two with individual balconies, one bathroom on the 1st and 2nd floors, and a large kitchen dining and living area on the ground floor. There is a large terrace on the 1st floor spanning the length of the house with the best view of the valley. Also on the ground floor there is a large Garage set into the rock under the house and an additional kitchen and storage space, with a further small kitchenette containing a clay pizza oven.

A separate building, a converted barn, consists of 1 double bedroom and small balcony, kitchen and breakfast area and a bathroom on the first floor, the ground floor can be renovated and can be built on and extended. This was used previously as a chicken coup.

Grounds consist of 2 good sized planting gardens, a large courtyard which can park 3 cars easily, a gazebo and terrace plus shed and a woodshed, all overlooking a stunning valley surrounded by a mountain range stemming from the Apennines mountain range. We also have a small apple orchard and a fair-sized olive grove on the grounds which produce a good annual crop sufficient for 5 plus litres of your very own olive oil.

Property is detached and surrounded by fencing and the main drive up to the house has a locked double gate, which can accommodate a 3 ton lorry.

We have recently commissioned the installation of Solar and Thermo Panels which will provide electricity and heating requirements and also the installation of an electric car port.

Secluded and private but a short drive from local activities and amenities.

About the Area

Capestrano is a small town with 885 inhabitants, in the Province of L’Aquila, Abruzzo. it is located in the Gran Sasso e Monti della Laga National Park. The village is very rich in art, history and nature. The old town is dominated by the Castello Piccolomini built in the 13th century, on the hill next to the Tirino river in a strategic position at 505 m above sea level. The castle was built replacing a Medieval fort, of which remains the central tower. Several families, like Piccolomini, and Medici, modified the building up to the current structure, completed in 1485. Among the attractions it worth mentioning the church of San Pietro Ad Oratorium, the Convent of San Francesco that keep many ancient books belonged to San Giovanni da Capestrano who was born in the village..

Abruzzo is located in central italy and stretches from the heart of the Apennines to the Adriatic Sea, on a mostly mountainous and wild terrain.

in the mountains, tourist resorts and well-equipped facilities for skiing and winter sports rise among unpolluted peaks and rocky walls: among them are Pescasseroli, Rivisondoli and Roccaraso.

The natural landscape of the high and steep peaks of the Gran Sasso, Laga Mountains, and Mount Majella slopes down to a wide range of hills, until it finally reaches the Adriatic coast.

The route that spans from the Gran Sasso down to the sea crosses territories that are rich in history, traditions and art that never cease to surprise visitors.

Narrow valleys and impressive, natural paths thrust their way into the mountains and hills, as does the amazing and fascinating Aterno Valley, crawling with ancient villages.

Natural reserves, like the National Park of Abruzzo, the Park of Gran Sasso and the Laga Mountains, or that of Mount Majella, protect the typical vegetable and animal species of the area, including the golden eagle, the wolf and the Marsican brown bear.

The Adriatic coast is characterized by long and sandy beaches to the north and pebbly beaches to the south. Also, the small villages of the hinterland, as well as the monasteries and castles of the region, are very charming and part of many touristic routes in this the “greenest region” in italy.
