Description

For sale direct from the owners!

This stylish town house is an exciting property situated on a cliff in the Old Town of Arcos de la Frontera – a traditional town in the popular Cadiz region.

You enter the house in town, walk through it to the other side and find yourself in the countryside!

The house comes with a huge amount of flexibility – it could be converted back into two separate houses or it could be used in several different ways such as creating a home and business offering Bed & Breakfast, a boutique hotel or even an art gallery… the options are endless…

The property really must be viewed in order to fully understand what this house is about. Apart from being surrounded by beautiful landscape – Sierra de Grazalema, Lago de Arcos, Rio Guadalete and a variety of fields and woodland, the house itself is one of a kind.

You enter the property through handmade wooden double doors, and the first thing that meets the eye is a big arch with a stone shelf. You go through a covered shaded area which takes you onto the patio at the heart of the house. In the middle of the patio stands a mature lemon tree that yields plenty of fruit all year around. There is also a dry, but decorative well. One of three outside taps is located here together with a drain. Two storage areas are located off the patio. The patio is totally private, as is most of the property.

A glass door leads to further outside space. Up a staircase is a large terrace with magnificent views. At the bottom of the stairs is a long tunnel – “a wind tunnel” which is a godsend in hot weather – that ends in a cave/balcony. Again with lovely views. You can enjoy beautiful sunsets from there, too.

The property originally consisted of two separate houses that have been made into one. It has been built on a number of different levels with nooks and crannies and steps and staircases leading to “secret” rooms. Initially you may feel the need for a map and compass to help you navigate the house.

There are six bedrooms, three doubles and three singles, and four reception rooms, two of which are substantial.

The smallest one is cosy and has a log burner, which can come in handy during the winter months. From this room there is a wide step with double doors leading up to the large master bedroom with an en-suite bathroom and air-conditioning. It is a triple aspect room, including the shuttered French doors leading to a staircase that takes you down to the patio.

Like the master bedroom, most rooms in the property have wooden beams. All the rooms on this floor have laminate flooring and white washed walls.

Off the smaller bedroom is a huge terrace with fantastic 360 degree views.

On the landing you find a walk-in-closet with plenty of shelving as well as some hanging space. There is also a staircase, with a full-size window, leading down to a hallway with room for some coats and shoes and the entrance to the house.

Off it is the fully refurbished dining kitchen. There is also a fully refurbished bathroom with a walk-in shower. The kitchen has a gas hob, electric oven and built-in fridge/freezer, and a large larder. The floor is tiled. Off the kitchen there is a landing with two windows and room for some furniture.

This part of the house has undergone major renovation work and been sympathetically restored with the characteristic features preserved. A brick staircase leads from it to a small “attic” bedroom. The two major reception rooms are off this landing, too. The largest one is up a little step and measures 45 sq metres.

The landing and the attic room, as well as a large portion of the living room, have beautiful, bare stone walls. This room is triple aspect and has French doors opening up to a Juliet balcony. The flooring is mostly laminate. A section of the room sits within two gorgeous arches and the floor is covered in antique tiles.

A further three rooms lead off the living room, one of which is currently used as the laundry room. A spiral staircase leads to a further double aspect bedroom.

Back to the landing and down another brick staircase and into a further two reception rooms. This part is U-shaped, with a guest bedroom and a formal dining room at either end of the living room. All three rooms have antique brick floors, white washed walls and beams.

Another set of French doors lead to the back of the property facing La Peña, the cliff. There is a veranda, a BBQ area, a pool that sits on top of the ground, and with plenty of room for outdoor furniture.

There are also two caves. One used as storage, but it could easily be converted into further living space, and the other is as yet undeveloped. From here the views are totally lovely, too.

A viewing is an absolute must!
