Very impressed listed with them 2 weeks ago my property has been marketed on over 100 high-ranking property platforms worldwide and translated into 79 languages. Proof of all marketing sent when requested and I have a viewing booked in next month already.

Esales very recently assisted in the marketing and sale of my overseas property. I can wholeheartedly recommend their professional marketing services as from day one they have been thorough. I must extend an extra arm of gratitude to my agent who went over and above to get things done outside working hours. Without his expert knowledge and guidance to set the right price for the market the process would have been harder. I was very pleased at the speed and efficiency of correspondence or calls at the weekend to tell me I had an offer. There was a few hurdles to get things done often but this was no issue for the reputable notary office they put me in touch with. I felt everything was under control at all times. If you are looking for an efficient and professional service to market to global investors look no further. Everything was extremely transparent.

I highly rate how professionally this company handled the marketing and exposure of my property, also the fact they are contactable by phone or email at any time for updates and help. They are so much more cost-effective than local agents who can easily fob you off and charge extortionate fees. Esales has more coverage in all markets around the world and after many years of trying with local agents, we decided this was the best route to go with. Delighted to have sold inside 8 weeks of listing and we will be listing 4 other overseas properties we own. Very thorough and transparent from start to finish and we sold over asking price for any cynics out there !

My property is advertised with Esales, not sold yet but it is early days. I live in Spain and deal with Gerard who always responds to any questions I have within minutes or at most, a few hours. My property is advertised all over the world so I am confident it will sell eventually, The fundamentals here are what impressed me. Gerard does what he says he will do and very quickly. For an online service that is very important and gives me confidence. Also, if Gerard needs information, he will call me. Speaking to a human being these days is rare but still essential. Thoroughly recommended.

I must say that my first exposure to this company was via an online search on google which happened to be an 'accident'. I normally engage directly with estate agents selling property face to face but after reading all about the company I decided to contact the company within minutes. Initially I was reluctant to respond but I am so glad I did!
Immediately after sending a request to contact me a polite and professional member of staff named Gerard phoned me and explained extensively how his company could meet my needs and requirements for selling my Bulgarian mountain house. I decided to go ahead and pay the one off marketing fee as I knew instantly that this would save me thousands of pounds in estate agent commission in Bulgaria.
Furthermore, Gerard went out of his way to compile and assist me with my marketing profile page and within just 48 hours, as promised, my property was live on 76 portals online, representing 42 countries with a spectrum of potential buyers of 249.1 million. Gerard has been transparent throughout and has advised me regularly regarding the progress of potential buyers. I am so impressed and Gerard advised me this is just part of the service offered by the company. I am very happy with the services offered and would not hesitate to recommend this company.

Complete Guide to Selling Property in France from Overseas
The French real estate market features a secure but highly bureaucratic legal framework heavily anchored in Napoleonic law. For international or non-resident vendors, navigating the multi-month sales process requires a clear understanding of mandatory structural surveys, strict withholding taxes, and legal representation.
Because the vast majority of overseas sellers are not physically present in France for the closing table, French administration allows the entire process—from initial contract to the final exchange—to be managed completely remotely.
1. The Legal Anchor: The Role of the French Notaire
In France, a property sale cannot be executed without a Notary (Notaire).Unlike lawyers in other countries, the Notaire is an impartial public official appointed by the state to guarantee that the transaction strictly adheres to French property law and that all state taxes are successfully collected.
While a single Notaire can legally represent both the buyer and the seller, non-resident sellers often choose to appoint their own independent Notaire or legal counsel (Conseil Juridique) to protect their specific tax interests. Crucially, having two Notaires involved does not increase your costs; they simply split the standard, state-regulated closing fee between them.
2. The Mandatory DDT (Dossier de Diagnostic Technique)
France has some of the strictest property disclosure laws in Europe. Before your property can even be legally listed for sale, you must pay for a certified technician to conduct a comprehensive structural and environmental file known as the DDT.
The DPE (Energy Efficiency Rating):The Diagnostic de Performance Énergétique is heavily scrutinized by the French government.Properties carrying poor energy ratings face structural sales hurdles and potential local rental bans.If your home has an underperforming energy rating, you must legally include a secondary, comprehensive Energy Audit outlining estimated thermal renovation costs.
Safety Hazards:Depending on your property’s age and geographical department, your DDT must also inspect for the presence of Asbestos, Lead (common in pre-1949 structures), Termites (highly prevalent in southern regions like Occitanie and Provence), and the safety of the electrical and gas grids.
The French Conveyancing Timeline: Step-by-Step
Step 1: Issuing a Power of Attorney (Procuration)
To facilitate a remote sale, you will issue a specialized Power of Attorney (Procuration). This grants a clerk within your Notaire’s office or your legal representative the right to sign deeds on your behalf. You can sign this document at a French Consulate or in front of a local notary in your home country (the latter will require a formal Hague Apostille stamp to be legally binding in France).
Step 2: The Compromis de Vente (Preliminary Contract)
Once an offer is accepted, the Notaire drafts the initial sales contract called the Compromis de Vente.Once signed by both parties, the buyer enters a legally mandated 14-day cooling-off period during which they can withdraw from the purchase with zero financial penalty.
Upon expiration of this 14-day window, the contract becomes fully binding, and the buyer transfers a 5% to 10% deposit into the Notaire’s secure state escrow account. If you pull out after this point, you are legally required to return their deposit and pay an additional 10% penalty fee.
Step 3: The Pre-emption and Search Window
Over the next 2 to 3 months, the Notaire conducts comprehensive background checks, boundary verifications, and local land searches.A major element of this phase is clearing the Droit de Préemption—a law allowing the local French town hall (Mairie) the statutory right to step in and purchase your property ahead of the buyer if the land is deemed necessary for public infrastructure or interest.
Step 4: Setting Capital Gains Tax & Fiscal Representation
Taxes are settled directly at the closing table. Profits made on the property are subject to the French Capital Gains Tax (Impôt sur les plus-values).
The baseline tax rate is 19% plus 17.2% in social charges (a combined rate of 36.2%).
France offers a sliding scale of tapering relief based on how long you have owned the property.Complete exemption from capital gains tax requires 22 years of continuous ownership, while complete relief from social charges requires 30 years.
Fiscal Representation:If you are a non-EU or non-EEA resident (which applies to UK sellers post-Brexit) and your property sale price exceeds €150,000, you are legally required to hire an accredited Fiscal Representative (Représentant Fiscal). They review your historical tax deductions and formally guarantee your capital gains calculation to the French government. They charge a fixed fee (typically 0.5% to 1% of the total transaction) but are a mandatory gatekeeper to closing.
Step 5: The Acte de Vente (Final Deed)
Once all municipal checks clear and the buyer’s remaining funds hit the escrow account, the Notaire executes the Acte de Vente via your Procuration. The Notaire immediately deducts any outstanding French mortgages, agency commissions, and capital gains taxes, holding them for the state.
Important Currency Warning: High-street French banks offer remarkably poor conversion rates when transferring Euros to non-Euro accounts (such as GBP or USD).To protect your capital, have the Notaire transfer the final Euro balance to a specialized currency broker account to maximize your international transfer yield.
