On the ground floor, the living area stands out as a center for living and relaxing, united by three separate rooms connected in one point of contact: living room, kitchen and dining room. From the dining area as well as the living room, by opening the aluminum movable walls, the basic living space unobtrusively continues into the impressive zone of the semi-covered pool. The pool is surrounded on all sides by hedonistic spatial segments; on one side a summer kitchen with a dining table and on the other a concrete relax bench for relaxing. The covered terrace as well as the striking parts of the facade of the villa are lined with Italian stone Travertine, a Noce variant that definitely sets the villa apart from the mass of similar ones on the market. A specially prepared lawn whose evergreen greenery is provided by an automatic irrigation system is used as a sun deck in several positions around the villa. The villa is equipped with a video surveillance system with the possibility of control via smartphone, alarm system, video intercom, remote opening of the entrance gate of the parking lot, Wi-Fi system. With the highest class of the special German facade system BAUMIT; in a light earthy tone, the villa will receive a high-class energy certificate A, which leads to a comfortable life with minimal energy consumption. All openings on the villa are from renowned manufacturers; WICONA aluminum openings and GAELAN PVC openings, all with triple glazing and electrically operated shutters. Access to the villa is provided from the paved road and the fence and car and pedestrian entrance powered by electric remote control, made of the hottest environmentally friendly metal material Corten – low-alloy steel, which in contact with air and water creates a unique rust color. On the rusty flaming texture of Corten, above the fence profile rises an evergreen green hedge of a specific color – the plant Photinia, which conquers during the growing season with its red tops. The garden is with a fiery combination of rusty patina Cortena and red photinia, planted with indigenous herbs of lavender, rosemary and olive wood, while the front front in front of the entrance is adorned with striking agaves. The garden is illuminated by automatically controlled LED lighting and a socket for charging electric vehicles is available in the parking lots. The villa is built and equipped by local contractors and suppliers who operate and live in the area and remain available to the customer for all future services and potential emergency interventions.
