Description
Big, solid country house with annex and small garden situated in a
quiet village 20 km to the north of Vratsa, Bulgaria. The house has
overall four levels – ground floor, first floor, second floor and
attic. The property is located on a quiet side street in less than
five minutes walking distance from primary school, library, two shops,
small café-bar, the village post office, the mayor`s office, park,
main square and bus stop. The building is about ten years old. It was
built on the same site where the old rural house used to be. The roof
of the property is in good condition and almost all of the windows and
doors in the house are new, double-glazed, made of PVC. The ground
floor holds the basement and its entrance is located at the back of
the building. There is one very big and spacious premise here which is
open plan and provides plenty of space for a storage and workshop.
Through one of the three different entrances – main, side or back, you
can enter into the house. The first floor here was designed and built
with the intention to be used for a small family business (a café-bar)
which for a variety of reasons never materialized. Here you can find
the following premises – little storage, bar section, one very big and
spacious room where the sitting area would have been, another corridor
and toilet. These rooms were planned to be the business area in the
property. Along with them, the first floor holds a separate bathroom
with toilet, short corridor leading to the stairs for the upper level
and one more room. The second floor can be reached over solid internal
staircase. There one enters into a spacious common area used as living
room. From here you have access to two separate bedrooms and to the
terrace which goes around the side of the building and along its front
section making a half circle around the second floor. From the common
area one can get to the attic over a short internal staircase. The
attic holds three premises – two rooms and a little storage. The house
needs certain amount of finishing work in some areas because the
previous owners didn`t had the chance to finish everything. The plot
of land is relatively small but there are parking area (currently for
one vehicle but can be enlarged to hold up to three vehicles) as well
as enough space for a nice, little garden with plenty of flowers and
several fruit trees. At the back of the property is the annex. It is a
one level solid building which is older than the house and was
partially renovated and furnished in the past. It received a new roof,
a coat of paint, wooden doors and windows. On the inside, a bathroom
with toilet was fitted, the walls were plastered and painted. The
place was furnished and used for living during the construction of the
main building and in the summertime. The annex holds living room with
kitchenette, little bedroom, bathroom with toilet and two storage
rooms which can be converted into living area. The property is
situated on a quiet side street not far away from the main road, the
center of the village and shops. The village has mineral water spring
which is not in use at the moment but there are plans to build a
public spa which will be not far away from the house. The nearest town
is Vratsa which is about 20 km away from here and can be reached
within 15-20 minutes of driving. There are also buses that travel back
and forth to Vratsa and pass through the village thus establishing a
cheap and easy connection with the city. There one can go to a visit a
doctor or dentist, to go to the movies or to the theater, visit the
historical museum, the library, do some shopping, have a nice dinner
in one of the great local restaurants or just spend some time with
friends in one of the many café-bars. Solid rural property with lots
of potential at a fair price.
