Superb House and Apartment in Huelgoat Finistere France
The house is divided into a 2 bed unfurnished house and a 1 bed furnished apartment.
Unmissable opportunity to purchase a property in a very popular part of France which could be a large family house, a rental income property with a fully furnished apartment for your holiday stay or two rental properties giving an excellent percentage yield for your investment.
The property is situated in Huelgoat, 29690 which is a tourist hot-spot in Summer with it’s beautiful lake and ‘chaos’, a huge array of massive rocks left there after the ice-Age with walks though the adjacent forest.
We have lived in Brittany, France for around 30yrs and have recently moved back to the UK for our retirement.
We bought this property around 25yrs ago and divided it into 2 rental properties, a two-bed unfurnished house and a one -bed furnished apartment.
Since then, both parts of the property have been rented out for approx. 20yrs with the local Notaire handling the rental agreements (Bail).
As we are no longer ‘on-site’ we wish to sell the property to someone who can use it to its full potential and benefit from its varied opportunities for either occupation or for rental.
Both the house and the apartment have their own water and electricity meters and are connected to mains drainage.
They are actually separate dwellings but the building is just classed as one house and will be sold as such so there would be only one set of Notaire’s fees to pay on purchase.
Should the purchaser wish to turn the two dwellings back into one large house then the work to achieve this would only take around one day.
The kitchen of the apartment used to be a third bedroom accessed via the smaller of the two bedrooms which had its own steps to the courtyard – the buyers would simply need to remove the stud wall between the bedroom in the house and the kitchen in the apartment.
Details of the property –
a) The House.
You enter the house from the footpath via a UPVC door which has only been installed for 2yrs into a small porch where the electricity meter and coat hangers are located.
A door leads into the lounge which has a tiled floor, a UPVC double-glazed window onto the front aspect and 2 new electric high-efficiency radiators.
A door leads into the kitchen which has just been totally refitted with new ikea units, worktops and cooker hood etc. There is a UPVC double-glazed window onto the front aspect and a tiled floor.
A door from the kitchen leads into the utility area which houses the water heater, washing machine connections and a WC.
From the lounge an attractive wooden staircase leads up to the first floor which has 2 double bedrooms, each with UPVC double-glazed windows to the front aspect and new carpets throughout.
There is also a family bathroom which has just been completely refitted with new vinyl flooring and a new large shower cubicle, basin & WC, all connected to mains drainage. it also has a UPVC double-glazed window to the front aspect.
The entire property has been completely redecorated throughout and every room has new high-efficiency electric radiators installed.
b) The Apartment.
A passageway at the side of the property leads to a small courtyard with a shed and a set of stone steps which lead up to the apartment.
You enter the apartment via a UPVC door into the kitchen which is fully fitted with units, sink, water heater and high-efficiency electric radiator. A laminate floor has been laid. There is a table and stools in the kitchen.
There is a full-size gas cooker, microwave and all cutlery, crockery and all utensils – you could move in here tomorrow.
Off the kitchen is a shower room with shower cubicle, basin & WC all connected to mains drainage.
Stairs from the kitchen lead up to a large fully-furnished lounge with table, chairs, and settees as well as a laminate floor. There are also 3 high-efficiency electric radiators and a new Velux roof window.
Off the lounge is a bedroom with a double bed with all bedding, wardrobe, dressing tables etc, high-efficiency electric radiator and new Velux roof window.
The entire roof of the property was completely replaced 3yrs ago including Velux roof windows and several roof vents at a cost of approx. 10,000€.
There is no garden with the property, just a small courtyard at the foot of the steps to the apartment next to the shed but this has never had any bearing on the rental market and if the property is used by the buyers then there are no expensive charges for garden maintenance in their absence.
At the front of the property there are two water meters in the footpath, one for the house and one for the apartment.
Across the road from the property is a large free public car-park with plenty of space for the buyers or their tenants.
Huelgoat is a very popular market-town with a beautiful lake and forest walks – the lake can be seen from the apartment and is only a couple of minutes’ walk from the property.
At present there are no tenants so the property is free for the buyers to do with what they wish but normally the house is rented for 350€ per month and the apartment 300€.
This is an excellent percentage return on the investment and as we have not increased the rental prices for several years there is ample scope to increase the return even more.
The property was originally on the market for 85,000€, then 75,000€ and has now been reduced to 65,000€ which it is advertised for at present.
