1. The Legal Framework: Contracts, Escrow, and Cadastre Registration
Real estate operations in Slovakia are governed by civil law formality. A sale is not legally perfected until it is officially recorded in the national land registry.
The Purchase Contract (Kúpna zmluva): You must prepare a legally sound purchase contract that outlines the price, terms, and identification of both parties. It is standard practice to use a solicitor or real estate agent to ensure all mandatory clauses are included, though private sales are legally permitted.
The Energy Performance Certificate (EPC): Under Slovak law, property owners are strictly required to provide the buyer with a valid Energy Performance Certificate upon sale. Failure to provide a verified copy of this document can result in significant legal complications.
