Podere Romagna

The farm includes a large area of the Verucchio municipal area, in fact the farm called “Tenuta Verucchio” owns about 95 hectares of land that present a variety of landscapes of significant importance and with aspects to be enhanced and preserved for their uniqueness. Agricultural activity currently represents the income for the farm, and 62ha out of the total 95, are workable. The crop currently in existence in the workable part represented by arable land, however, is to be noted the wine and oil vocation of the land. The remaining land of the property is represented by 30ha of wood and 3ha between the lake and its appurtenances. Inside the property there are 4 farmhouses to be restored, included in the sale price, for a total of 1500 square meters which can be used both to build buildings for residential purposes and for agricultural purposes as sheds for tools or machinery. The area is included in a hilly area with a relatively gentle morphology, with slightly accentuated slopes. The canals that cross this area convey water to small artificial basins used for agricultural practices. Inside the farm there is a small lake of about 3,500 square meters which can be used for irrigation purposes as long as the water surface and the now naturalized banks are cleaned. From most of the land belonging to the “Podere”, looking towards Rimini you have an enviable view of the Romagna coast also enjoying the view of the sea on the horizon. The extensive presence of patches of green in the central part of the “Podere” means that there is a large presence of animal species.

Farm

The farm is located in the municipality of Verucchio, in a panoramic position with a view that reaches the sea. It is located 10km from San Marino, 5 from Verucchio and 15 from Rimini The area is close to the borders with the Republic of San Marino and the municipality of Rimini, along the Provincial Road to San Marino on the right side towards Verucchio-San Marino. Behind it has the highest hill in the Verucchio territory, Mount Ventoso (400 m. Slm) and has a view of the Verucchio cliff (323 m. Slm).
