Swift Rise in Property Market in Marbella

Among Spanish cities, Marbella and Estepona have seen the greatest price increases. According to our blog entries, the Costa del Sol property market has become one of the most prominent in Spain. There’s little doubt that the current trend is upward, as seen by strong sales in the third quarter and ongoing price increases.

 

Due to their popularity with homebuyers, Marbella and Estepona on the Costa del Sol have had the largest price increases in the country. In addition, the Marbella neighbourhood of Los Monteros is the most costly in all of Andalucia for homebuyers.

 

Price increases that will have the greatest impact in 2022

An investigation by the real estate web Idealista into the areas of Spain where property values have risen the most rapidly since 2019 has just been released. The Costa del Sol has four of the top 10 spots in the rankings.

 

Roquetas de Mar’s Las Salinas dominates the national scene. Here in Almeria province, property values have risen more than everywhere else. The value of homes has nearly doubled in the last two years (46.3 percent ). As compared to the surrounding Costa del Sol, the price of a square metre remains substantially lower in Malaga.

 

Three distinct Marbella neighbourhoods

It’s just a matter of time until the Costa del Sol makes its way into the list of destinations. Fourth place goes to Nagueles in Marbella. The price of a square metre in this section of Sierra Blanca has increased by 41.2% in the previous two years and is presently €3,440.

 

There is always a premium for golf property on the Costa del Sol, and the properties at Las Brisas golf course in Nueva Andalucia are an excellent example. Over the past two years, prices have risen by more than 38%, the sixth-largest increase in Spain. They cost €4,537 per square metre at the moment.

Bello Horizonte, on the eastern edge of Marbella, has seen a price increase of more than 34% since the beginning of 2019. The seventieth highest point nationwide.

 

Guadalmansa, Estepona’s neighbour to the north, has seen a 33.8 percent increase in property values over the past year. Located on the New Golden Mile, this coastal region is home to some of the nicest oceanfront properties in the area. In this area, a square metre of living space goes for an average of €3,751.

Andalucia’s most pricey real estate is found in Marbella.

Madrid, as expected, nabbed the top place in this year’s rankings. The most expensive property in Spain is located in the Salamanca district’s elite Recoletos area. A square metre of property here will cost you €8,863. San Sebastian’s Torre Romántica quarter and Barcelona’s Sarrià complete the trifecta.

 

Property in Marbella, however, continues to be the most sought-after option in the region. The most expensive property on the Costa del Sol may be found at Los Monteros, which is located on the resort’s east side. As well as in the region of Andaluca.

 

According to the Esales study, the average price per square metre for residences in Los Monteros is €5,392. Figures show a rise of 22% compared to the previous year.
